Send a property

FOR REAL ESTATE AGENTS · ESTABLISHED 2019

A difficult listing.
A clear next step.

Repairs. A tenant in place. A buyer who backed out. When a property needs an investor, start with a straightforward conversation.

Send us the property and your seller’s timeline. We’ll review the opportunity with you and discuss whether there’s a path forward.

Start with an address or MLS link. No obligation to move forward.

WORKING TOGETHER

You’ve earned your client’s trust.
We respect the relationship.

Here is how we approach an agent-introduced opportunity.

01

You stay involved.

We coordinate through the representing agent. Seller conversations and property access are arranged with you.

02

Compensation is discussed early.

We discuss the proposed compensation with you and have the agreed terms documented as part of the transaction.

03

The terms are clear.

We identify the proposed buyer, our role, the funding plan and contingencies before asking your client to move forward.

04

You know the next step.

We explain what information is needed, discuss a realistic timeline and let you know when an opportunity does not fit. Material changes are raised with you promptly.

PROPERTY CRITERIA

Is your property a fit?

Start with a residential opportunity, listed or off-market. We review the location, property type, condition and price together before discussing an offer.

LOCATION

Where is the property?

Share the address, city and state. We’ll confirm whether we can consider an opportunity in that market.

PROPERTY & CONDITION

What needs attention?

Tell us whether it’s a house, condo, townhome or small multifamily property. Include occupancy and known repairs so we can assess the fit.

PRICE & TIMING

What does your seller need?

Price is evaluated for each opportunity. Include the asking price, preferred timeline and any access or closing constraints.

Already listed?

Send the MLS link. Include anything the listing may not explain, such as repair concerns, tenant access or a previous contract falling through.

THE QUESTIONS THAT MATTER

Clarity before
commitment.

A useful offer explains more than the price. These are the details to settle together.

Who will be buying the property?

We’ll identify the proposed purchasing party and explain Prosper’s role in the opportunity. If a proposed structure involves an investment partner or contract assignment, we’ll discuss that with you upfront.

How will the purchase be funded?

Funding depends on the proposed buyer and transaction. We’ll discuss the funding route, any financing conditions and the documentation available to support the offer. The terms should make clear what still needs to be satisfied.

How is agent compensation handled?

Compensation is discussed for the specific transaction and documented in the applicable agreements. We’ll address the proposed amount, who pays it and when it is payable before your client decides.

Will you contact my seller directly?

We coordinate through the representing agent. Any direct seller conversation or property visit is arranged with you.

What about inspections and earnest money?

We’ll discuss access, due diligence, the proposed earnest-money deposit and its timing as part of the offer. Any inspection or other contingency should be clear in the agreement.

How quickly can a transaction close?

The proposed date depends on the property, title work, funding and agreed terms. Tell us the seller’s preferred timeline so we can discuss a date that fits the transaction.

What happens if the property does not fit?

We’ll give you a straightforward answer. An initial review is a conversation about the opportunity, with no obligation to accept an offer or move forward.

ONE PROPERTY. ONE CONVERSATION.
